Question: I have three vehicles. How many parking spots does each unit have?
Answer: Each unit is assigned two parking spaces with their respective unit number on the concrete bumpers. The buildings each have two VISITOR parking spaces. These VISITOR spaces are not exclusive to your building. They are for the use of VISITORS anywhere in the village. As with many communities, there never seems to be enough parking for unit owners and VISITORS. To be fair to all residents, if you have more than two vehicles, you are not permitted to use any VISITOR spots for your exclusive use. Parking on the road or grass is strictly prohibited and could result in vehicles being towed at the owners expense.
Question: I would like to change my glass doors to impact sliding doors to help lower our insurance premiums.
Answer: That’s a great idea. We have many homeowners that have installed impact glass doors. You are required to fill out an Architectural/Beautification form you can download from our website at www.vlp2hoa.com under the menu DOCS and FORMS and provide that form to the manager for approval. Be sure to carefully read and follow all the instructions on the form and DELIVER – DO NOT EMAIL – to the manager. The Architectural Committee will review your form for approval or changes as quickly as possible. Not providing the proper information will delay the approval process.
Question: I have hurricane shutters. What restrictions does the association have?
Answer: Please see our Architectural guidelines for color and type of hurricane shutters permitted. Also, hurricane shutters can only closed when a hurricane warning is declared and must be removed 5 days after the storm. During the hurricane season which is June through November, if you are on vacation you may close your shutters.
Question: I see electric vehicles being charged in our community? Are there any restrictions on electric vehicles and charging stations?
Answer: Electric vehicles are permitted in our community. However, the association requires the proper placement and installation of the charging station before you can charge the vehicle, whether the vehicle is yours or a visiting guest. Before purchasing your electric vehicle, we suggest you contact our property manager at 954-476-7677 to discuss the required configuration for VLP2 approved placement and installation of the charging station. Any placement of electrical cords and /or non approved charing stations on association property will be subject to immediate removal and any future attorney fees associated with non-compliance. In addition, an Architectural form, which can be downloaded from the VLP2HOA.com website, under the menu DOCS & FORMS, must be submitted to the property manager showing the details of the charging station installation as well as the contractor insurance and license information. The form must be approved by the Architectural Committee before installation commences.
Question: The previous owner had planted shrubs inside and outside by the fence. Now I would like to have them removed so I can plant my own plants. What is the procedure?
Answer: Unless you had an agreement with the previous owner of the plants inside your patio and outside your fence, you become responsible to remove them or maintain them once you are the owner of the unit. If you do decide to remove the plants or hedges in front of your unit, you are responsible to replace with sod up to the fence. If you are considering new hedges or plants ( no trees allowed) select here for the Architectural/Beautification form that you can download and provide that form to the manager for approval. The paperwork and any license and permits must be DELIVERED or Mailed to the office. We do not accepts emails.
Question: I never received a copy of the Declaration and Covenants or the rules and regulations. Where can I download them?

Question: Can I install solar panels on the roof of my building.
Answer: The association does not permit solar panels on the roofs. The roofing material is delicate and the warranty would be voided by the manufacturer. In addition the other units in your building would probably have insurance issues with the installation of the panels.
Question:I have new furniture being delivered. Can I have the delivery truck drive up to my house, which is a back unit, just this one time?
Answer: Our sprinkler system is fragile when it comes to heavy equipment rolling over the grass. Unfortunately, the delivery truck is going to have to park on the roadway and the guys will have to delivery up to your gate via the sidewalk.
Question: We just purchased out here and don’t know if the previous owner ever cleaned the dryer vents that lead to the roof. Without cleaning, the lint build-up can be a fire hazard. Can we have a company go up on our roof to clean the dryer vent?
Answer: Yes. However, please provide the name of the vendor, along with proof of insurance and the date and time that the vendor will be coming to clean your vents so that we can monitor that he does not cause damage to the roofing system. Incidentally, if your machine takes more than one cycle to dry clothes, it is probably time to have the vent cleaned.
Question: I have several members of my family that enjoy the pool at different times of the day. I was only given one key fob. Can I get more?
Answer: Unfortunately, due to security considerations, we can only allow one key fob per unit. Be sure to keep track of your fob because a replacement fob will cost $25. Incidentally, no worries if your key fob takes a swim with you. It is waterproof!
Question:I would like to shade a portion of my patio and I can’t afford a metal roof over the trellis. I see a lot of corrugated polycarbonate panels on top of the trellis. Can I install one on my trellis?
Answer: As with all modification, homeowners need to submit an Architectural Form to the Architectural Committee for approval. Before you can be approved to install these panels, you must show the committee a Town of Davie Permit. The Town of Davie will not provide a permit unless the panel installation is designed by an Architect or professional Engineer. It may be easier to use a laced canvas covering or a canvas sail which does not need a Town of Davie permit and can be unlaced and removed during hurricane warnings.
Question: My family is taking a vacation during the hurricane season. Can I close my shutters just in case we experience a hurricane while not at home?
Answer: Yes, during the hurricane season you can close your shutters. However, since closing your shutters can broadcast to the public that you are not at home, be sure to ask your neighbors to keep an eye out for suspicious activity. The Town of Davie Police have a free service that if you are going on vacation and notify the police, they will make extra patrols of your house for a certain duration. Please call the Town of Davie for information on this valuable service.
Question: I see a roofing company replacing some of the roofs on the townhomes here. Can I expect a new roof on my unit?
Answer: Over the years, the Association has placed money in Roof Reserves that are to be used to replace failing roofing systems. At this time, our yearly budget allocates two to three roof replacement per year. Twice a year we climb each building to inspect and maintain the roof. If you experience a roof leak, be sure to call the office at 954-476-7677 right away. Remember, in the event of a casualty, such as a hurricane, the unit owners of the building are responsible for replacing the roof.
Question: I have no mortgage on my house. Do I have to maintain homeowners insurance?
Answer: Yes. Remember, homeowners are responsible for all repairs and reconstruction to the interior and exterior of their units, including the roof and fence, that result from damages after a casualty. Article XI of the VLPII Declaration of Covenants and Restrictions requires all homeowners to carry property and casualty insurance for the full value of their unit
Question: I have children and I’m confused whether we have a designated play area or whether my kids can play on the common area.
Answer: Yes, your children are welcome to play anywhere on association property. We have playground adjacent to the pool for the enjoyment of your young children. please remember, when your children are no longer playing on their bikes or with their toys, those items must be removed from the common area. Due to the many dangers of bounce houses, and other rental equipment, the association does not allow rentals of this type of equipment because our insurance carrier will not cover accidents.
Question: We are having a birthday party for our young children. Can I rent a bounce house for the occasion.
Answer: Unfortunately, our insurance carrier will not cover the liability of bounce houses, so the association can not permit the rental of any such equipment on association property. We suggest reserving the BBQ area or the multipurpose building for your events. As an alternative, The Town of Davie and the City of Plantation have wonderful parks to reserve for your children’s events.
Question: I enjoy the pool and would like to be able to swim at night. Why does the pool close at sundown?
Answer: According to The Florida Department of Health, night swimming is prohibited unless certain lighting requirements are met in regard to surface and underwater lighting. At this point we do not have the funding to make the necessary changes. In addition, there is a question as to whether the additional, brighter lighting would be a problem for homeowners adjacent to the pool or whether the increased FPL monthly cost would be too expensive. In the meantime, during the peak summer months, you can enjoy the pool as late as 8:30 pm.
Question: I love animals. Are there restrictions to owning pets?
Answer: for the enjoyment of all residents, we do have rules and regulations about owning pets. According to our Rules and Regulations, dogs must be leashed and under control while on any part of the common property. Pets are not allowed in the pool area or multipurpose room. We have dog stations throughout the association and as for the owners not picking up after their dog, they can be fined with proper proof. Cats also are not permitted to roam freely on Association property. If a cat becomes a nuisance, please call the office and we will contact the owner of the cat. incidentally, if the cat damages your screens or scratches your vehicle the owner of the cat is responsible for damages.
Question: Are we allowed motorboats in the lake? Are the fish safe to eat?
Answer: The Association Rules and Regulations prohibit the use of gas or electric motors. Row boats, paddle boats, and canoes are permitted. Due to the chemicals, snakes and other wildlife, swimming is not permitted. As for the question of eating the fish, the fish in South Florida, particularly inshore, are reported to contain a greater degree of mercury than other areas of the state. The association encourages a catch and release program.
