Rental Residents


Welcome to The Village At Lake Pine II
On behalf of your Homeowner’s Association we would like to welcome you to our community. In addition, we would like to take this opportunity to provide you with information, which is important to have as a resident of a rental unit in our community.

Beautification and Architectural Modifications
Before you can make any modifications or attach anything to the exterior of your building or plant any shubs or plants, you must first contact the owner of your unit.  Only the unit owner is permitted to apply for any modifications, including plants, etc to the Association for approval. Once the Committee has reviewed and approved the modifcation, which can take up to 30 days once all information is properly submitted, you will be permitted to proceed with your project. Be sure to maintain any new plants or shrubs or the owner may be required to remove them.

Tennis Courts and Pool Fob
Be sure to ask the unit owner to apply for a new key fob that opens the pool gate and tennis court. Once you receive your key fob, you and your guest can enjoy both the pool and BBQ pavilion as well as the tennis courts seven days a week. The pool and BBA pavilion are open 8 am until sunset and the lighted tennis courts are open until 9 pm. All residents are required to follow the rules and regulations.

BBQ and Multipurpose Room
You are permitted to rent the BBQ pavilion or the multipurpose room for special occasions. However, the unit owner must submit the reservation form, which is located on our website.  Again, all residents are required to follow the rules and regulations.

Wild life
The Village at Lake Pine II has a variety of wildlife to enjoy. Living on the lake or canal sides you have ducks and geese sharing the common areas. Please do not feed these friendly ducks, as human food is not healthy for them. In addition, you will soon experience unhealthy duck droppings on your patio and sidewalks. During the months of June through September mating season for the water snakes and alligators commences. While alligators are a rare sighting, we do have snakes near the canals and lake.

Garbage and Trash Collection
Collection for garbage is on Tuesdays and Fridays. Tuesday’s pickup is garbage and recyclable bins. The green bin is for trash and garbage and the beige is for recyclable. All collection materials should be placed at the curb no earlier than 6 pm Monday and Thursday night and should not be placed at the curb on any other day. All receptacles must be removed from the common area no later than midnight of trash day and placed inside your patio out of side.

Good Neighbors
While we hope you enjoy the amenities that our Community offers, the Association has implemented  Rules and Regulations that you reviewed prior to being approved to move into your unit. As with all residents here, you are responsible for the actions of your family members and your guest.   Being a good neighbor goes a long way in the enjoyment of our community. Here are just a few thoughts concerning community values.

▪ The Speed limit in the community is 15 MPH. Please watch out for walkers, joggers, children, pets, and wildlife.
▪ Please STOP at stop signs.
▪ Please keep your pets on leashes and pick up after them.
▪ New Neighbors? Welcome them to our community!
